What causes water heater failure
In Arizona, hard-water scale is the number-one enemy. Minerals settle at the bottom of the tank and coat the heating elements, so the unit works harder and wears out sooner. Sediment buildup, a failing thermostat or element, a stuck valve, or simple age (most tanks last 8-12 years) are the usual causes.
When to call a plumber
Call for no hot water, not enough hot water, rusty or discolored hot water, popping or rumbling from the tank, or moisture around the base. Rusty water or a damp base often means the tank is corroding from the inside and is near the end.
Is it an emergency?
A steadily leaking or ruptured tank is an emergency — shut off the water supply to the heater (and the gas, on a gas unit) and call us. If you ever smell gas, leave the home and call your gas utility first.
How to prevent it
Flushing the tank each year clears sediment, and a water softener is the single best way to protect a new heater from Arizona’s hard water and get its full lifespan.
